INTRODUction
Finca Sauipe a one hour drive from the Middle of the World, is a combination of two joint terrains, Sauipe 1 with an area of 3.5 hectares and Sauipe 2 of 2.5 hectares; in turn, they represent respectively 3.05% and 1.95% of the rights and shares of Hacienda Pillipe (128 hectares) owned by several owners, essentially focused on dairy cattle. The total rights and shares have belonged to the current owners since 1997, who are also putting it up for sale by rights and shares.

LOCAtion
Dimensions and Limits
The property is located on one of the boundaries of the Andean Chocó Biosphere Reserve between kilometer 7 and 7.4 of the recently paved Nanegalito to Nanegal road. The other boundaries are clearly defined and established in the purchase deeds (See details in the second Annex) River Pillipe, Hacienda Pillipe, Nanegal road, and River Alambi. The property is 45 minutes away from Mindo; one of the most visited ecotourism destinations in the province.

ALliances
For the past seven years, Finca Sauipe has formed an alliance with Maquipucuna Reserve (20 minutes away). The proprietors of both establishments have enjoyed a personal connection for nearly three decades. Ecuadorian conservationists operate a territory of 9000 hectares, where research on the environment is conducted and shared with local and international institutions and individuals. They also have experience in educational hiking. The owners have established a shared effort to offer differentiated lodging for certain guests who desire that level of accommodation and attention, which can be arranged as a package from Sauipe. Occasionally, we have also hosted visits from third-grade students from Academia Cotopaxi school for a day of recreation and learning.

CHOCO ANDINO
what does it mean to be part of the choco andino biosphere reserve and the vda?
The Choco Andino Biosphere Reserve has been recognized by conservationists as a special place for over 30 years, but it was in 2018 that UNESCO declared the Andean Choco a Biosphere Reserve, within an area of 286,000 hectares. This declaration gradually instills in the inhabitants of the area (around 30,000 people) a high sense of belonging and responsibilities in environmental care. This implies incorporating various forms of institutionalization in the development processes for restoration and conservation that are being implemented. Some are educational, and others are related to NGOs that have been operating in the area for years.

ALAMBI river
The Alambi River is a central artery of the Reserve of the Biosphere of the Choco Andino and plays a vital role in the region's burgeoning ecotourism industry. Recognizing the river's ecological significance, 28 farm owners along its banks formed the collective "Neighbors Defense of the Alambi River" in late 2019. This collective works to protect the natural environment, with a particular focus on the Alambi River.
Finca Sauipe boasts an impressive 550 meters of frontage along the Alambi River. Guests can utilize the nearby public suspension bridge, suitable for vehicles up to 250 cc, to access the eastern bank. This eastern bank serves as a gateway to the wonders of the Andean Choco Biosphere Reserve, offering guests exciting hiking opportunities directly from the property.

SAUIPE I
It was acquired in 1997 by its current owners, who have developed it as a large garden/small reserve that has gradually become a wildlife sanctuary and even the main residence of its current owners, as well as temporary accommodation for family and friends, national and foreign guests.
Sauipe 1 has three entrances and three independent gates. There is a fourth gate for access and use by the 12 neighboring estates on the Cachillacta road.

The estate is enveloped by meticulously landscaped gardens showcasing a vibrant tapestry of subtropical flora. Lush foliage featuring an abundance of native plants and flowers mingles with graceful varieties of bamboo and guadua cane. Two man-made ponds, fed by the pristine waters of the Pillipe River, provide a haven for aquatic life. The ponds' ecological balance is meticulously maintained through the incorporation of aquatic plants, fostering a thriving ecosystem for fish, amphibians, reptiles, and a variety of small invertebrates.

The estate's nursery has an area of approximately 15 m2 and contains 4 raised beds that have served as an organic vegetable garden for crops such as tomatoes, lettuce, Swiss chard, beets, mint, and zucchini.

Our story began ten years ago with a desire to transition from the urban landscape to the tranquility of the countryside. This vision for a unique lodging experience started with a simple pergola and a tent, evolving into the luxurious villas and "glamping" tents we offer today.
Inspired by the desire to share the beauty of the subtropical region with city dwellers, we embraced the concept of "glamping" – glamorous camping – to provide a nature-immersed experience for those who appreciate the outdoors without sacrificing luxury.

It also offers guests a variety of amenities to enhance their stay, including two spacious dining tables and a charming fire pit area, perfect for gathering with friends and family to enjoy the outdoors.

GLAMPING
For guests seeking a more immersive outdoor experience, we offer a dedicated camping area and a luxurious glamping tent. The spacious glamping tent is furnished with two plush beds, offering a comfortable and unique accommodation option. The campsite also features two well-maintained outdoor bathrooms with showers and a charming fire pit area, perfect for gathering with friends and family to enjoy the outdoors.
Ample space is available for additional tents, and the camping area has its own private entrance for the convenience of our guests.

DEvelopments
SAUIPE 2
The acquisition of the estate was driven by a visionary plan to develop a luxury villa complex. The project would provide guests with a tranquil retreat and a sophisticated venue for special events and family gatherings. A comprehensive architectural plan was designed, meticulously detailing the construction of the villas and the overall infrastructure of the estate. The initial phase of development focused on the infrastructure, including the construction of gates, internal roads, parking areas, an electrical transformer, a water supply system, and designated areas for housing. Subsequently, various crops have been cultivated to promote self-sufficiency and provide guests with fresh, locally-sourced produce.

Perched atop a gentle hill approximately 40 meters from the estate's main entrance, the main house commands breathtaking views of the surrounding valley. The elevated structure, built on sturdy cement pillars, boasts 225 square meters of living space and features three spacious bedrooms and two and a half well-appointed bathrooms. The open-concept common area seamlessly integrates the kitchen, living room, and dining room, creating an inviting and functional space for guests to gather and relax. A wide wraparound veranda and a terrace with an outdoor living area offer stunning 360-degree views of the lush landscape.
The property includes two covered parking spaces beneath the house's terrace and additional parking for up to 12 vehicles outside the house, near the main entrance.

Ample parking is available throughout the estate. Sauipe 1 features a dedicated parking area in the northern section of the property, accommodating up to 25 vehicles. The main house offers two covered parking spaces under its terrace, and additional parking for 12 vehicles is available outside the house.
Sauipe 2 boasts two separate parking areas, one conveniently located near the main road and the other situated on the first level of the terrain, together providing parking for 13 vehicles.

The property boasts a 550-meter frontage along the Alambi River. This natural border presented an opportunity to develop a riverside path that serves a dual purpose. It acts as a protective barrier against the river's strong currents while simultaneously offering a scenic walkway for guests to enjoy the surrounding beauty.

The very first year saw the planting of trees, followed by the meticulous design and installation of gardens showcasing a vibrant tapestry of subtropical flora. Over time, this dedication to responsible land management has fostered a thriving habitat for a diverse array of birds, reptiles, and other native fauna.
The estate's transformation has been remarkable. What was once a vast expanse of marshy land and cattle pasture has been meticulously transformed into a captivating biological reserve. Through dedication and sustainable practices, a haven for biodiversity has been established, offering guests the opportunity to immerse themselves in the wonders of the natural world.
